If we’re unavailable, please leave a clear message with your name, contact number, and the property you’re interested in, and we’ll get back to you as soon as possible.

We typically require proof of identity (e.g. passport or driving license), proof of income or employment, Proof of right to rent, previous landlord references (if applicable), and sometimes a credit check.

We’ll guide you through what’s needed.

The usual deposit is five weeks’ rent, in line with the Tenant Fees Act 2019. Your deposit will be protected in a government-approved deposit protection scheme.

No tenant fees apply.

Let us know as soon as possible (via our maintenance form). We’ll coordinate repairs with trusted contractors, and in emergencies we’ll aim to respond quickly even outside our regular office hours.

Written permission is  required prior to any decoration.

Please refer to your tenancy agreement. In many cases there is a notice period or break clause. We’ll work with you to follow the correct legal process.

We market your property through major portals, our website, social channels, local networks, and use professional photography and presentation to attract quality tenants.

Yes we conduct comprehensive referencing, including credit checks, income verification, and previous landlord references to help ensure reliable tenants.

Every Friday of the month if the rent is cleared or the last day of the month

With full management, we arrange and supervise repairs and maintenance using trusted contractors. For larger works, we’ll consult you beforehand. All work is documented and invoiced transparently.

We manage the check-out inspection, oversee any necessary cleaning or repairs, and handle deposit returns under the terms of the tenancy and relevant deposit scheme.

Our fees depend on the level of service you choose (tenant-find only, rent collection, full management). We provide a clear breakdown of costs upfront with no hidden charges.

Yes any deposit you pay will be registered in a government-approved tenancy deposit protection scheme, and you will receive details of that scheme.

We aim to be transparent. If there are renewal or exit fees (for example for renewing a lease or administering paperwork), we will clearly outline them in your agreement.
